There were four houses in the same price range and neighborhood as this, sitting on the market for months. This one sold in a week. That’s the power of planning, staging, lighting, and great photography.

My edit
Look at the windows: the camera blows them to white, but my edit brings back the bay, the islands, and the sky. That water view is what the buyer is paying for, so it belongs in the photo.

Anyone can list a house. The difference shows up after the offer lands, in the back-and-forth that sets your final price and terms. I am a Certified Negotiation Expert, trained by the Real Estate Negotiation Institute to handle exactly that.

I let the walls do the talking. For those things that are hard to see, I display those details as small vignettes throughout the house. So nobody leaves the house without knowing those awesome details that are easy to miss on a showing. Hover each one to see where it went.
