About

A small practice,
by choice.

Eleven-plus years selling Whatcom County. 67+ closed. 5.0 on Zillow.
Still at Bellwether. Still answering my own phone.

Whatcom House is the personal real estate site of Genaro Shaffer, a Washington-licensed Real Estate Broker (#27119) affiliated with Bellwether Real Estate in Bellingham (Designated Broker: Mike Parry). This site is operated by Genaro Shaffer — it is not the official Bellwether website. Verify the license at the Washington Department of Licensing.

I’m Genaro Shaffer. Eleven-plus years as a Washington-licensed real estate broker in Whatcom County, sixty-seven-plus transactions closed, 5.0 stars on Zillow across all of them, working out of Bellwether Real Estate — a locally family-owned brokerage with one office, on Bellwether Way in Bellingham.

Before real estate, I spent years as a mortgage broker on the bank side. That background is still the most useful part of my job — I know how underwriters think, where files get stuck, which lenders will bend on what, and how to keep a deal alive when a less-experienced agent would have lost it.

I work with a handful of clients at a time. You text, I answer. You find a place at nine p.m. on a Sunday — we’re out the door Monday morning. That’s the trade I make: smaller volume, sharper service.

§ Credentials & differentiators

What I actually bring to the table.

  • Seller Financing Specialist — owner financing, lease-option, contract-for-deed. The path most agents don’t talk about. When the bank says no, I find another way.
  • Former mortgage broker — pre-2015. Underwriter perspective on every file. Where it stalls, which lender bends.
  • Certified Negotiation Expert (CNE) — formal training, not a marketing badge. I don’t posture. I prepare.
  • FAA-licensed drone pilot (Part 107) — every aerial shot on my listings is mine.
  • Award-winning photographer + cinematographer — career predecessor. Every listing photo, walkthrough, and dusk-lit exterior is my work, not contracted out.
  • Locally owned brokerage — Bellwether is one office, family-owned, in Bellingham. Every commission stays in Whatcom County.

§ Timeline

How I got here.

Pre-2015 — Mortgage broker on the bank side. Years of watching files succeed, fail, and stall. Learning underwriting logic from the inside.

2015 — Licensed Washington real estate broker. Joined Bellwether Real Estate in Bellingham — one office, locally family-owned, rooted in Whatcom County.

Then — Earned Certified Negotiation Expert. Because “I’ll ask them” isn’t a strategy.

Then — FAA Part 107 drone license. Brought every aspect of listing photography in-house — drone, walk-through video, dusk lighting, the works.

Today — 67+ transactions closed. 5.0 on Zillow. Still at Bellwether. Still answering my own phone. Still finding a way when the bank says no.

Let’s grab coffee. I’m buying.
