The short version
I am Genaro Shaffer, a Washington real estate broker at Bellwether Real Estate — an independent, family-owned, single-office brokerage in Bellingham. I have been licensed here since 2015 and closed 67+ transactions. My specialty is seller financing — helping self-employed buyers, entrepreneurs, and small business owners buy homes without traditional bank qualification.

I shoot every one of my listings myself: photography, drone, cinematic walkthrough. I am a Certified Negotiation Expert, which is the difference between asking the listing agent for $5K off and structuring an offer that gets accepted at the price you wanted while making the seller feel good about it.

How I got here
Before real estate, I was a mortgage broker. Years on the bank side, learning how underwriters think, where files get stuck, what lenders will and will not bend on. That experience is the most useful piece of my job today — it is why I can look at a self-employed buyer’s tax returns and know which lender will get this deal done before we even talk to one.
In 2015 I crossed over to the agent side. The first brokerage I joined was a national chain. Within a year I knew it was not the right home — they wanted me to sell every house I showed a client, which I am not built to do. So I left and joined Bellwether Real Estate in Bellingham. Locally owned, one office, no franchise corporate mandate. Eleven years later I am still here.
Photography came earlier — I was a working photographer years before real estate. When I started listing homes, sending a third-party photographer over for 90 minutes felt absurd. So I started shooting my own. Then I got my Part 107 drone certification. Then I started cutting cinematic walkthrough videos. Now every listing of mine ships with professional photography + drone + video — all shot and edited by me.

For sellers
I list, market, and negotiate Whatcom County homes. The full marketing plan includes:

I represent buyers across Whatcom County (and adjacent Skagit). I take a deliberately small number of buyers at a time — you text, I answer. If a bank has told you “not this year” because you are self-employed or have a complex income picture, I have structured paths in that most agents do not.
For out-of-state buyers
About a third of my buyer clients have not been to Bellingham more than once or twice before we close. I run the long-distance process — virtual tours, FaceTime walkthroughs, electronic signatures, mobile notary at closing, and local coordination on utilities and movers. NWMLS for live and historical sale data; the Whatcom County Assessor for parcel history and zoning; City of Bellingham building permits for new-construction tracking; county GIS for floodplain and easement maps; and the public school district boundaries for honest school conversations. I publish a monthly Whatcom County market report — median price, days on market, list-to-sale ratio, year over year.

Outside of real estate
When I am not showing homes I am usually up at Mt Baker (Artist Point is my favorite spot in the county), on Galbraith Mountain with the bikes, or downtown with a cup of coffee that is stronger than it has any right to be. My family lives here. Bellingham is the place I am staying — which is part of why I work the way I work.
